Bangalore’s outer ring road – Total Transformation

29 Jan

Sarjapur Road-Bellandur junction, is currently home to about 25,000 apartments, several hundred villas, about 10 million sq feet of commercial office space, retail outlets and hypermarkets. Innovative multiplex, Home Town – a large format home solutions store, Reliance Fresh and stand alone retail stores like Staples have come-up on Outer Ring Road leading to Bellandur Junction. While, Forum — a popular shopping mall in Koramangla – developed by the Prestige Group is a drive away. Also, there is Total Mall on Sarjapur Road and some more are being built on this stretch. Also, are Intel’s sprawling campus, Oracle, Accenture, JP Morgan Chase, Nokia and et al. The hub comprising technology professionals typically accounts for a major chunk of spending. And, this revenue generation leads to a quicker development of social infrastructure including hospitals and schools.

Not so long back, a dusty, unmetalled, single-lane road, which branched out as the Outer Ring Road (ORR) curved right towards Koramangla, was meant to ferry villagers on tractors.

The single-lane is now a four-lane wide road. And, although, tractors still ply, it now jostles for space with luxury cars, sports utility vehicles and sedans.

The shrubs and the plantations on lands adjoining the road has been uprooted and bulldozed to make home to towering residential towers, sprawling IT parks and shopping malls. Sarjapur Road, which underwent this metamorphosis is also home to billionaire businessman Azim Premji, majority-owner of Wipro Ltd. Adjoining his home, Premji has built the headquarters of his company and an IT park for his software division.

Real estate consulting firm Asipac attributes the sudden spurt of growth in this belt as being the ‘median zone’ or the epicenter of three-major IT zones of the city, which comprises 80% of the technology and allied industry.

The three major zones are — Electronic City on the south, Whitefield-ITPL area to the North and the Marathalli-Outer Ring Road on the Western side forming a triangle.

Bangalore grew because of IT. And, so did this area as IT generates a larger per capita income and a higher disposable income,” said Amit Bagaria, CEO of Asipac. He said unlike Mumbai or Kolkata, which has concentrated business districts in small pockets, Bangalore has sprawling workplaces leading to a horizontal growth of the city. Chaintanya Manohar, Director & COO, Bangalore area of real estate agency L J Hooker said builders have leveraged this horizontal growth as it provides a greater catchment area.

Sarjapur to get own fire station in New Year

06 Jan

Finally, Sarjapur residents will get a fully designed fire station at the Sarjapur Main Road. The fire station is likely to be inaugurated by the second week of January.

Of late, several fire incidents have been reported from Sarjapur Outer Ring Road. People still shiver by the memories of the horrific fire accident at Carlton towers at Domlur. Citizens believe if the fire brigade would have reached the accident site on time, then the casualties of the accident would have been less. In such cases, fire stations and fire brigades play a vital role in saving lives.

It is very necessary to have fire stations at every area. “This fire station is being set up so that fire cases in Sarjapur could be handled as soon as possible. There are fire stations at Electronic city, Mahadevpura but reaching Sarjapur on time was very difficult. It used to take us minimum of 15 to 20 minutes to reach the accident site. Now, this fire station at Sarjapur Main Road will help us to reach the fire site within six to seven minutes,” said Nagaraja BM, fire station officer.

On Sarjapur road, there are mainly huge apartments on the main road and either side of the Outer Ring Road is filled with IT tech parks and companies. Lots of companies can be seen till Mahadevpura. Having a fire station in the vicinity will be a great relief for the residents as the fire brigade can reach any site in Sarjapur within five to seven minutes.

BESCOM is to blame for Sarjapur traffic snarl

27 May

Bangalore Electricity Supply Company Limited (BESCOM) workers dug the Sarjapur Outer Ring Road on Tuesday, which led to a traffic snarl between Marathalli and Eco Space. Commuters were stuck on the stretch for five hours. “The stretch is totally messed up. At least 4,000 vehicles are stuck and the people are in no mood to stop digging up the road,” said Rajesh S, who commutes regularly from Marathalli to Iblur.

The traffic police blamed BESCOM contractors for the chaos. BESCOM allegedly decided to dig stretches of the road without consulting the police or Outer Ring Road Companies Association (ORRCA), which led to a traffic snarl that had 4,000 vehicles stranded  between Marathalli to Eco Space.

“We gave them permission to make minor repairs. They dug too much. When we learnt of what they had done, we asked them to stop the work. They should have sought our permission before digging the roads to such an extent,” said Subhash Chandra, PSI, Madivala.

“This was completely unexpected.Neither Police nor we were informed. We could have arranged worked out alternative routes if we had been informed. This is a textbook example of how authorities work without any coordination. It is one of worst traffic jams on the stretch in recent days.Their staff dug the road despite knowing that traffic is high in the evenings.” said Vishwanath S, secretary, ORRCA.

BESCOM officials, however, denied they had not sought permission. “We had sought permission to dig about four feet of the road, only to find that the underground cables were damaged beyond our estimation. We had no option but to cut a wider swathe of the road. When we realized that there was a traffic jam, we stopped work,” said a senior BESCOM official.

Techies who took the Sarjapur Outer Ring Road (ORR) were stuck on the stretch for five hours between 4 pm and 9 pm due to road digging by the BESCOM. The traffic police blamed BESCOM contractors for the chaos.
